The Bear Creek Board of Directors (the “BOD”) would like to issue certain guidance concerning the use of available parking spaces by the community’s owners, and their renters (collectively, “Occupants”). More specifically, certain instances historically have arisen in which Occupants have been unable to park their vehicles in some reasonable proximity to their unit due to other vehicles (those of other unit owners or their guests) being parked in those areas.
While the issue may arise due to any number of factors (multiple cars, friends visiting, a party, owners/guests all parking in front of a single unit), the BOD would like to provide general guidelines for how to handle these situations. Recognizing that Bear Creek does not have deeded or assigned parking spaces, the BOD therefore respectfully requests that each unit owner remains mindful of the following, and also informs any renters and/or guests of these policies.
• Each Occupant should be able to arrive at the community at any time and park at least one vehicle in reasonable proximity to his/her/their unit. Occupants should apply standards of “neighborly courtesy” when defining this term. Occupants should not expect that the parking space will be directly in front of their respective doors; however the expectation is that such parking space generally will not be more than approximately 20 feet from the unit door.
• When parking, Occupants should do so, or refrain from doing so, to ensure that Occupants in neighboring units on either side both have access to parking spaces.
• Should an Occupant need additional parking for multiple vehicles, and/or guest vehicles, Occupants should park these vehicles in the overflow parking areas (by the former Bear Creek Lodge in open areas, or by the pool) or in a “tandem” (stacked) configuration.
• Occupants should have heightened sensitivity to this issue during peak periods such as holidays, Thurs. PM – Mon. AM in ski season, foliage season, and similar such times.
• All guests and Occupants should make a concerted effort to park carefully in order to maximize the use of space, thus reducing the likelihood of future parking issues.
Above all, the BOD requests that Occupants remain courteous and considerate of those around them, and park in a reasonable manner so that each Occupant has easy and reasonable access to his/her/their unit.
